

Yay! I am SO excited. This is our most recent project baby that is now complete! I say “baby” because really, after the love and effort we put into each home, it feels almost like an extension of myself by the end.

THE PROCESS:
We found this house on the MLS as a bank owned property. When we bought it, we expected to do some moderate renovations. Luckily the roof was good, but the inside was gross! Let’s just say, bed bugs had left their mark everywhere! The only bathroom downstairs was the master, and it opened up into the dining room. The carpet was heavily soiled, the windows all needed to be replaced, the fixtures were all blah and outdated, the garage had been converted into living space with french doors, and half of the garage space was taken up with a big old ugly HVAC unit. Oh, and let me not forget the 20 years worth of dead leaves all over the property that had never been raked; it was over 3 feet deep in places! The entire property had been enclosed with a privacy fence, blocking access to the driveway, and the only way to get in and out of the property was to park on the street next to the house and enter through a gate. The guy who lived here before treasured his privacy, for sure!
THE MAJOR STUFF:
We took down the privacy fence and reconfigured it to how it is now. We converted the garage back into a garage. We cleaned up the yard, which was a HUGE undertaking. We drywalled the door from the master bath to the dining room, closing it off, and added a half bath for guests to use where the former laundry room sat, right off the dining room. The laundry hook ups got moved into the freshly renovated and spacious garage.
THE MAJOR UNEXPECTED:
Because there’s always something, right? 🙂
The foundation! This house sits on a big old limestone, and the foundation had shifted and raised in places. It took $$$ lots of remediation to get it stabilized and right as rain! Now, it’s perfect!
IN SUMMARY:
The thing I am the most proud of on this project, is that it is the fastest completion we’ve had yet! Only 9 weeks exactly from the day we closed, to the day it went back on the market. That’s remarkable, especially considering 2 major holidays fell during this time: Thanksgiving and Christmas! We are forever honing our systems, and this one shows we are making progress! Also, this makes #5 on homes rehabbed for us in the last 2 years! AND project #6 is currently underway- that means this is the first time we’ve had 2 projects going simultaneously!
